Choosing your new home

If you’ve seen a property that looks like it could be your new home, we’d love to show you around.

Our viewings are by pre-booked appointment only. To book a viewing for one of our properties (or the show home if your preferred property is still being finished), please complete our booking form or give us a call on 0330 043 0144.

One of our Lettings Consultants will show you the property and will be able to answer any questions you have and advise you on next steps if you wish to apply for the property.

When you apply to reserve one of our properties we will ask for ID. This is because we’re required to check that everyone has the right to rent in the UK before we offer a property, in line with government policy.

If you intend to apply for one of our homes, bringing your ID documents with you to the viewing means that we can check and take copies of your documents there and then, helping to speed up the application process.

Your Lettings Consultant will provide more information and confirm what you need to bring when you book your viewing.

If your tenancy meets the requirements of an Assured Periodic Tenancy there is no end date. Your tenancy will be a rolling “month- to-month” periodic lease. To end the tenancy, you need to serve two months’ notice to the landlord by email – [email protected]. You will have an Assured Periodic Tenancy if you are renting in an individual name (not a company) and you will use the property as your principal home.

Our homes are unfurnished as standard. If you’re looking for inspiration or want to make moving into your new home as easy as possible, you can purchase furniture handpicked for your home direct from our interior design partners.

Your Lettings Consultant will provide more information when you enquire about a property.

All our new build homes are ready to move into with new carpeting, flooring and freshly painted walls. Plus, all our properties come with integrated appliances.

Once you’ve viewed the property and think you’ve found the home for you, please let your Lettings Consultant know so we can start the process to reserve your home.

You’ll receive a link to an online application form - if you meet our criteria and we approve your application, we’ll ask that you pay a holding deposit (equivalent to one week's rent) to secure your chosen home and take it off the market.

Once we’ve received your deposit, we’ll ask for references.

Our application process is simple, straightforward and completed mostly online.

If we receive all the information we need promptly and your references are completed quickly, the application process can take as little as five working days. In some cases, the application process can take up to two weeks if we need to request additional information.

Our properties are brand new and built exclusively for Leaf Living. If your home is ready to move into, you could have the keys within two weeks. If your new home is not ready, we’ll agree a move in date based on when we expect to receive the keys for the property. As with all new developments there are sometimes delays outside of our control – we will keep you updated if delays are possible.

Rent, fees and affordability

Yes. We want you to love living in your Leaf home, and it’s important that the numbers stack up and you can afford the rent and other costs.

When you apply, we will assess whether you meet our affordability criteria of 30x the rent. If you do not meet our affordability criteria, we may consider guarantors in certain circumstances. Please speak to your Lettings Consultant for more information.

Once you’ve found your new home and applied, if you meet our criteria and we are happy with your application, we’ll ask that you pay a holding deposit (equivalent to one week's rent) to secure your chosen home and take it off the market.

If you change your mind or if you supply false or misleading information as part of your application, we are unable to refund this deposit. If your application is successful, your holding deposit will be put towards your first month’s rent.

Once our checks are complete and you’ve signed your tenancy agreement, we will ask you to pay a security deposit (equivalent to five week’s rent) or sign up to our No Deposit Scheme through flatfair.

We do not charge any other fees upfront.

You will pay an initial holding deposit of one week’s rent to secure your home, and this will be put towards your first month’s rent.

Once your tenancy agreement is signed, we require a security deposit equivalent to five week’s rent. Your deposit is protected by the Tenancy Deposit Scheme so you can be confident that your deposit is safe.

We know that moving home can be costly and that’s why we also offer a No Deposit option — making your move more manageable or freeing up cash for new furniture or special touches.

Yes. We know moving home can be costly, which is why we offer a No Deposit option, with our partners flatfair.

Instead of paying a deposit at the beginning of your tenancy, you will pay flatfair a one-off, non-refundable charge of 28% + VAT of one month’s rent.

Flatfair isn’t an insurance product, and you will still be responsible for covering the cost of any damages and liable for non-payment of rent. When you sign up to this option, you agree to pay for any valid claims or damages at the end of the tenancy.

We review our rents annually and any increases are based on comparable rental leasing data. A rental increase will be fair and appropriate to the local market rate. We will provide two months' written notice using a Section 13 notice via email.

Moving in and moving on

We want renting with Leaf Living to be as simple as possible. Your Lettings Consultant will be in touch in advance and meet you at the property on the big day to hand over your keys. We’ll complete an inventory of the property with you and show you how your new appliances and other property features work. This process can be done virtually too.

We’ll leave you with copies of your appliance manuals and your move-in guide - packed full of helpful tips about your new home and the development.

Your Property Manager is available to answer any questions and will be in touch a couple of days after your move-in day to check that you’re settling into your new home and to help with any queries.

If you have an Assured Periodic Tenancy you can give two months’ notice to vacate at any point. Notice must be served in writing by email to [email protected]

If you have an Assured Tenancy you must review the length of your tenancy as documented in your tenancy agreement. You will have an Assured Tenancy if you are renting in a company name or you do use the property as your principal home.

When you move out of your home, we ask that the property is returned to us in a good, clean condition and to the same standard as it was when you first moved in.

You do not need to pay for a specialist cleaner to clean your home when you move out if you return it to us in a clean condition.

If the property is not clean or if areas require specialist cleaning, any charges for professional cleaning will be deducted from the deposit (or charged to you by flatfair, if you opt for the No Deposit Scheme).

Your property inventory with Leaf Living will record the condition of the property when you moved in.
