Once you’ve found the home for you, fill in our simple application form to apply.

If you meet our criteria and we approve your application, we’ll ask that you pay a deposit* (equivalent to one week's rent) to secure your chosen home and take it off the market.

To meet our criteria, you must have the right to rent in the UK and an annual household income of at least 30 times the monthly rental amount. If you have an adverse rental history, we won’t be able to offer you a Leaf Living tenancy.

Once we’ve received your deposit, we’ll ask for references. We work with a specialist company who will contact you to request further information to allow us to complete these additional checks.

When we’ve received your references and completed our checks, we’ll send you a copy of your tenancy agreement and other key documents for you to read and review before you sign and return these to us.

Once you’ve signed up and the deal is done, we’ll ask you to pay your final balance. This includes one month’s rental payment in advance (we’ll put your initial deposit of one week’s rent towards this) and a deposit equivalent to five weeks’ rent.

If you opt to use our No Deposit Scheme, you’ll sign up for this service at this stage.

You’ll move into your new home, hurrah! We’ll meet you to hand over your keys and a special welcome box to celebrate your new home.

We’ll also run through an inventory together for you to check and sign.
