Choosing your new home
If you’ve seen a home that could be right for you, we’d love to show you around.

One of our Lettings Consultants will guide you through the home, answer your questions and talk you through the next steps if you’d like to apply.
We offer Assured Periodic Tenancies with no fixed end date, giving you the flexibility of a rolling, month-to-month agreement.
This applies if you’re renting in your personal name (not through a company) and using the home as your main residence.
Our homes are unfurnished, offering a blank canvas so you can settle in and make the space your own.
All homes come with white goods included and roller blinds on front-facing windows.

Securing your new home
Once you’ve found the right home, let your Lettings Consultant know and we’ll guide you through the next steps.
Our process is straightforward, and we’re here to help at every stage.
You’ll be sent a link to complete a short online application. If your application is successful, we’ll ask you to pay a holding deposit (equivalent to one week’s rent) to reserve your home and take it off the market.
We’ll then begin referencing.
Our application process is straightforward and mostly completed online.
Once we receive everything, it will take a minimum of ten days to turnaround. This could be longer if additional information is required.
If your new home isn’t quite ready, we’ll agree a move-in date with you and keep you updated if anything changes.
Rent, fees and affordability
We may accept a UK-based guarantor in certain circumstances.
As part of your application, we’ll assess affordability based on a household income of around 30 times the monthly rent. If you don’t meet this, a guarantor may be considered.
Your Lettings Consultant can talk this through with you.
Once you’ve found your home and applied, if your application is successful, we’ll ask you to pay a holding deposit (equivalent to one week’s rent) to secure your chosen home and take it off the market.
If you change your mind, or if false or misleading information is provided as part of your application, this deposit is non-refundable. If your application goes ahead, it will be put towards your first month’s rent.
Once referencing is complete and your tenancy agreement is signed, you’ll have the choice to either:
- Pay a security deposit (equivalent to five weeks’ rent), or
- Choose our No Deposit option through flatfair
You’ll first pay a holding deposit of one week’s rent, which goes towards your first rental payment.
You’ll then have the choice of either:
- Pay a security deposit equivalent to five weeks’ rent (protected by the Tenancy Deposit Scheme), or
- Choose our No Deposit option with flatfair
Yes. We offer a No Deposit option through our partner, flatfair.
Instead of paying a traditional deposit, you’ll pay a one-off, non-refundable fee of 28% + VAT of one month’s rent.
You’ll still be responsible for any damage or unpaid rent during your tenancy. If there are costs at the end, you’ll pay for these directly.
We review rents annually in line with the local market.
Once we’ve reviewed rents, we’ll always let you know in advance of the change and provide the required written notice.
Moving in and moving on
We’ll be in touch ahead of your move-in day to make sure everything is ready.
Your Lettings Consultant will meet you at your new home to hand over your keys and show you how everything works, including your smart home features.
You’ll also have access to the Leaf Living Resident App, where you can view your move-in guide and find helpful documents to get you settled in.
If you are in an Assured Periodic Tenancy, you can give two months’ notice to vacate at any time. Notice must be provided in writing by emailing [email protected].

If you are renting in a company name, your tenancy will be an Assured Tenancy. Please refer to your tenancy agreement for the specific term and notice period that applies.
When you leave your home, we ask that it’s returned in the same standard of cleanliness as when you moved in.
If additional cleaning is required, this may be deducted from your deposit (or charged via your No Deposit agreement).
Your inventory will confirm the condition of your home at move-in.
